Understand the Property Before You Buy

Property inspections are an important part of the home-buying process. They can help buyers better understand the condition of a property and identify areas that may warrant further investigation before moving forward with a purchase.

Home Inspection

A general home inspection, sometimes referred to as a whole-house inspection, typically evaluates many of the property's visible and accessible components and systems. Depending on the inspector and scope of the inspection, this may include the roof, foundation, plumbing, electrical, heating and cooling systems, and other components of the property.

A general home inspection is not a guarantee of the property's condition, and it may not cover every component, defect, or condition. Buyers should carefully review the inspector's agreement, report, recommendations, and limitations.

Pest Inspection

A wood-destroying pest and organism inspection is separate from a general home inspection. A licensed pest professional may inspect for conditions such as termite activity, wood-destroying organisms, dry rot, fungus, and moisture-related damage within the scope of the inspection.

Inspection reports may identify different categories of findings and recommended corrective work. Responsibility for inspections, repairs, credits, or other corrective action is subject to the terms of the purchase agreement and any negotiations between the buyer and seller.

Additional Inspections

Every property is different. Depending on the property's age, features, location, disclosures, inspection findings, and the buyer's concerns, additional inspections or evaluations may be appropriate.

These could include roof, sewer or septic, pool and spa, foundation, chimney, electrical, plumbing, HVAC, environmental, or other specialized inspections.
